EIFS — exterior insulation and finish system, often called synthetic stucco — looks like stucco from the street and behaves nothing like it. Instead of cement over lath, it is a thin acrylic finish over mesh over foam board. It is lighter, insulates, and is common on commercial buildings and on residential construction from the 1990s onward. It also fails differently: because the finish is thin and flexible over foam, impact damage is far more likely, and because early systems were installed as barriers rather than drainage planes, water that gets in can have nowhere to go. The single most important thing about an EIFS repair is establishing that it is EIFS at all.
Tap the wall with a knuckle. Three-coat over lath answers dense and flat; EIFS gives back a light, hollow knock, because under the skin is an inch or more of foam. Then look at how thick the material is where it stops — a window return, a hose bib, an electrical box. Traditional stucco reads as a solid band close to three quarters of an inch; EIFS reads as a thin shell over something soft. A magnet finds lath through cement and nothing on EIFS. And press hard with a thumb: a surface that gives and springs back is not cement.
Early EIFS was face-sealed. The finish itself was the waterproofing, foam board went tight against the sheathing, and nothing behind it let incidental water back out. That works exactly as long as every sealant joint holds. When one fails, water sits against sheathing instead of draining, and that is where the reputation was earned. Drainable EIFS puts a drainage plane and vertical channels behind the foam, so water leaves the way it does behind traditional stucco. Which one is on the building is the difference between a contained patch and a wall that has to be opened.
The materials are not interchangeable, and this is where well-meant repairs go wrong. An EIFS lamina is an acrylic-modified base coat with alkali-resistant mesh embedded in it, over EPS board, finished with an acrylic coating carrying graded aggregate. Trowel cementitious material onto that and it has nothing to key into: rigid against a compressible substrate, shrinking as it cures while the foam behind it stays put. It debonds and cracks out around its own perimeter. The same rule governs the coated foam on banding and window surrounds.
On EIFS the open field is rarely the problem. The vulnerable points are the sealant joints and terminations — window and door perimeters, penetrations for lights, vents and bibs, and wherever the system stops at a roofline or above grade. Sealant has a service life measured in years rather than decades, so on an older wall they are often the oldest unmaintained thing on it. The other failure is mechanical: a ladder foot, a thrown stone, a car door, hail. A thin acrylic skin over soft foam dents and punctures where cement would only scuff, and every puncture opens into insulation that holds water.
How long does it take? Contained damage is typically one to two days. Water-damaged EIFS is quoted after opening, as with traditional stucco.
