New stucco is one of the few trades where almost everything that determines a twenty-year outcome is invisible once it is finished. The finish coat is what you look at; the weather-resistive barrier, the lath, the weep screed at the base and the flashing at every opening are what decide whether water that gets behind the cladding can drain back out. It always gets behind — stucco is a drainage system, not a waterproof shell, and a wall built without a functioning drainage plane will fail regardless of how good the finish looks. Most of the water damage we repair on newer homes traces to details at this stage.
Each layer has one job and only works in sequence. Metal lath is not a surface but reinforcement the cement locks around, which is why it is furred slightly off the paper rather than pinned flat against it. The scratch coat keys into that lath and is combed horizontally so the next coat has something to grip. The brown coat builds thickness and is where the wall is brought straight and flat; a wall that reads wavy in afternoon light was wrong at brown, not at finish. The finish coat carries texture and colour, and it is the thinnest thing in the assembly.
Every course of paper laps over the one below it, and every flashing at a window, door, hose bib or roof-to-wall intersection ties into that lapping the same way, so water always has a continuous downhill path. A single reversed lap — one sheet tucked behind instead of over, one flashing leg run the wrong way — turns a drainage plane into a funnel that delivers water into the wall at that point. It is invisible within an hour of being covered, and a common origin of the water damage we open walls to repair years later.
Weep screed at the bottom is the outlet. It has to shed clear of the wall, with real clearance above soil and above concrete, pavers or patio slabs. That clearance is usually lost later, not at install: a raised planter goes in, a paver patio is laid over the old grade, granite gets topped up a few times. The wall was built correctly and now holds water at its base. Lath fastening is the other buried decision: fasteners need to reach framing, not just sheathing, because the finished assembly is heavy and sheathing alone lets it sag and crack along fastener lines.
The intervals between coats are hydration, not drying, and in Chandler heat water can leave a coat before it has gained strength. That schedule cannot be compressed, and a compressed one does not show on handover day — it shows as cracking through the first year. Three-coat and one-coat are different systems with different sequences and timelines, so compare them as systems, not by finish date. The practical consequence: the walkthrough worth having is at lath and flashing stage, while those decisions are still visible. Once the scratch coat goes on, everyone is only inspecting appearance.
How long does it take? An addition or a single re-clad elevation is typically several days across lath, scratch, brown and finish coats, with required cure time between them that cannot be compressed.
